Member Voices Help Move Commercial Permitting Reform Forward

state legislative priorities

We've heard stories of tenant improvements waiting months for approvals, building upgrades getting delayed, and projects becoming more expensive because of unpredictable permitting timelines.

Those member experiences help shape our advocacy priorities—and this past week, they helped drive an important win.

AB 2418, a commercial permitting reform bill authored by Assemblymember Mark Gonzalez, recently passed the California State Assembly with unanimous support and now moves to the State Senate for consideration.

The bill aims to help local governments improve the speed and efficiency of commercial permit reviews, addressing a challenge that commercial property owners, managers, and businesses face across California.

What You Need to Know

This legislation grew out of concerns that commercial real estate professionals have raised for years about lengthy and inconsistent permitting processes.

The bill's advancement reflects what can happen when policymakers hear directly from the people experiencing these challenges every day.

Why It Matters

Permits affect nearly every aspect of commercial real estate.

Whether it's a tenant improvement project, building modernization effort, sustainability upgrade, safety improvement, or routine property enhancement, most projects cannot move forward until permits are approved.

When approvals take longer than expected, projects are delayed, costs increase, tenants become frustrated, and investment can become more difficult.

AB 2418 seeks to improve the process by encouraging more efficient permit review timelines, helping create greater predictability for property owners, tenants, and local businesses.

Your Voice in Action

This milestone is a reminder that advocacy starts with member feedback.

The concerns our members share at committee meetings, policy briefings, surveys, town halls, and one-on-one conversations help identify the issues that deserve attention from policymakers.

When members tell us permitting delays are affecting their buildings and businesses, we take those concerns to city halls and the State Capitol.

This past week's unanimous Assembly vote demonstrates the value of that process.

What Comes Next

AB 2418 will now be considered by the California State Senate.

We will continue working with coalition partners and lawmakers to advance the bill and will keep members informed as it moves through the legislative process.

Thank you to the members who continue to share their experiences, challenges, and ideas with us.

Your voice helps drive our advocacy efforts, and this progress is another example of your voice in action.
